1. About AgreedRent

AgreedRent ("we", "us", "our") is an online property data and opportunity discovery platform providing users with access to property listings, aggregated property information, filters, search tools, and related data services.

AgreedRent does not act as an estate agent, letting agent, broker, financial adviser, legal adviser, or property manager.

We provide information and data only. Users are solely responsible for their own decisions, due diligence, negotiations, and outcomes.

2. Business-First Platform

AgreedRent is primarily designed for use by property professionals, operators, companies, and business users, including but not limited to: deal sourcers, rent-to-rent operators, serviced accommodation operators, relocation agents, companies sourcing accommodation, property investors and professionals.

By using AgreedRent, you confirm you are using the platform for business and/or commercial purposes, unless you explicitly state otherwise at signup.

3. No Advice & No Guarantees

All information provided on AgreedRent is for general informational purposes only. We do not guarantee the accuracy, completeness, or reliability of any listing or data; that any property is available, suitable, or correctly described; that any opportunity is profitable or legally viable; that any landlord, agent, or contact will respond; that any "off-market", "direct landlord", "HMO suitable", or similar tags are accurate or current. All users are solely responsible for verifying any property or opportunity before taking action. AgreedRent does not provide legal, financial, tax, investment, or professional property advice.

4. Account Access

To access the platform, you may be required to create an account. You are responsible for: maintaining confidentiality of your login details; all activity carried out under your account; ensuring your account information is accurate. We reserve the right to suspend or terminate accounts that breach these Terms.

5. Subscription Structure

AgreedRent is offered under a fixed-term 12-month subscription plan, paid through monthly instalments.

12-Month Subscription Plan – users agree to a minimum 12-month commitment and are charged in monthly instalments throughout the 12-month contract term.

6. Minimum Commitment (12 Months)

By purchasing an AgreedRent subscription, you agree to a minimum fixed contract term of 12 months. This means: you are committed to the full 12-month payment obligation; monthly payments are instalments of a single 12-month contract; cancelling or stopping payments does not cancel the contract. If payments stop or fail, we may suspend access immediately, require payment of outstanding balances, and take reasonable recovery steps where legally permitted.

7. Access & Delivery of Service

Access to AgreedRent is granted digitally upon purchase. Because the service is delivered immediately: you agree that access begins instantly after payment; you acknowledge the service is consumed over time as access is provided.

8. Refund Policy

Except where required by law, all payments are non-refundable. This includes monthly instalments under the 12-month plan and partially used subscription periods. Refunds are not provided for: lack of use; change of mind; dissatisfaction with results; business performance outcomes. Nothing in this clause affects statutory rights that cannot be excluded.

9. Cancellation

AgreedRent subscriptions are fixed-term 12-month commitments and cannot be cancelled mid-term without agreement from us. You may stop using the platform at any time, but payment obligations remain for the full 12-month contract term and access may be suspended for non-payment.

10. Platform Nature (Data-Only Service)

AgreedRent provides: listing data; aggregated property information; filters and tags; search and discovery tools. We do NOT provide: messaging between users and landlords; brokerage services; negotiation services; deal execution services. All transactions, negotiations, and communications happen outside the platform.

11. Third-Party Data Disclaimer

Some information may be sourced from third-party platforms, public data, or aggregated sources. We do not guarantee completeness, accuracy, availability, or update frequency. Listings may change or become unavailable at any time without notice.

12. Acceptable Use

You agree not to: scrape or bulk extract platform data; resell or redistribute listings; use bots or automated tools; reverse engineer the platform; use data to build competing services; misuse or exploit the system.

13. Intellectual Property

All rights in the AgreedRent platform, including software, design, branding, structure, filters, algorithms, and original content, belong to AgreedRent. We do not claim ownership of third-party property listings or external data sources. You may not copy, reproduce, or redistribute any part of the platform without permission.

14. Limitation of Liability

To the maximum extent permitted by law, we are not liable for: loss of profit; loss of business; missed opportunities; inaccurate listings or data; decisions made based on platform information. Our total liability is limited to the amount paid by you in the last 12 months.

15. Suspension & Termination

We may suspend or terminate access if: you breach these Terms; payments fail or are reversed; misuse of the platform occurs; fraudulent or abusive behaviour is detected. Termination does not remove payment obligations under the fixed-term 12-month contract.

16. Changes to Service

We may modify, improve, or update the platform at any time, including: adding or removing features; changing data sources; updating filters or tools. We do not guarantee any specific feature will always remain available.

17. Privacy

Your use of AgreedRent is subject to our Privacy Policy, which explains how we collect and process personal data.

18. Governing Law

These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
